  • Depending on the level of property management services required, Arcation retains a fixed management fee between 18% and 24% of gross rental revenue collected.

  • The only other extra charge is a restocking fee. Owners can expect to pay $15-30 per stay depending on the size of their property.

  • Before signing a property management agreement, a full property evaluation will be provided. Owners will review an income report, suggested items for upgrades, guest ready essentials, a complimentary design and/or maintenance consultation, and development of their property marketing plan.

  • Arcation Rentals processes monthly statements and owner payouts on or before the 7th day of the following month via ACH Direct Deposit. These reports and all corresponding financial activity will be emailed and uploaded to the Owner Portal. So owners can keep up on financial reporting at any time.

  • Effective 2023, Phoenix, Scottsdale, and Coconino County approved a permitting requirement for all short term rental operators. Arcation Rentals will obtain necessary permits on the owner's behalf. An initial and annual renewal fee of $250 will be deducted from the amount due to the owner. Should your rental property reside in another city, we can provide support in applying for the correct licenses and permits in your area.

  • While we plan for long term relationships, there is nothing term binding in our management agreements. All we ask is that you give us 30 days notice if you do choose to unlist your home with us.

  • No, our properties are not like hotels where anyone with a credit card can book it. Each guest or tenant must communicate with a member of our team through our renter screening process. This ensures we keep your property filled with respectable guests.
